What are the different kinds of loans available & which one is right for me?
There are several kinds of loans out there, FHA, VA, & Conventional. Your lender will explain the differences & help you decide which one you best qualify for.

Is an appraisal always required?
Appraisals are not always required, with the exception of an FHA loan. An appraisal is always required with this type of loan.

How much cash will I need to purchase a home?
Depending on your loan package, sometimes you can come to the closing with out having any out of pocket expenses. Not 1 penny! Getting pre-qualified for a loan will let you know approximately how much to expect for closing costs.

Why do I need a realtor to find a home?
Because I am the professional, trained & schooled in the real estate profession. (With ongoing education) I will be the negotiator with the sellers, mortgage people, inspectors, appraisers.....etc. I will make your home buying experience "smooth sailing".

I am the one who does all of the leg work. I do all of the comparitive market values & let you know what needs to be done as far as improvements. Stage your home for the best look. Arrange for "For Sale" signs & photographs. Find pre-qualified buyers and negotiate the best offer for YOU the seller. Arrange the closing with everyone involved & attend myself. Unlike some of the "For Sale By Owner" programs, I will be there for you -- every step of the way!
